Revenues would be significant. At 80% occupancy or ~144 days, revenues at 2025 rates would run ~$22K/yr/glamping site * and $34K/yr/cabin site.**

* Based on 1 glamping site, May-Oct, and its gross income from preferred, daily rental periods:

       6 months x 30 days = 180 days; @ 80% occupancy = 144 days; 144 x $150/day = $21,600

       or ~$22K/tent/yr x 5 tents = $110K      

** Based on 1 cabin, May-Oct, and its gross income based from preferred, weekly rental periods:

       6 months in weeks = 26 weeks; @ 80% occupancy ≈ 21 wks; 21 x $1600/wk = $33,600… 

       or ~$34K/cabin/yr x 2 cabins = $68K  

Annual Gross Revenues, when confined to just the 7 piloted sites, would bring in ($110K from 5 glamping sites + $68K from 2 cabin sites for an annual total of $178K.

Annual Labor Costs through the 6-month season, assuming an average hourly rate of $25/hr for 2 full time equivalent (FTE) positions – made up of all part time positions, including reservations, communications, in-person hosting, turning beds/residents, laundry, etc. – look like this:

To the base pay of $25, if we add a healthy 40% – to cover payroll taxes, benefits (health, full-season bonuses) and indirect costs (training, overhead) – the pay rate = ~$35/hr.

$35/hr x 2 FTE = $70; $70 x 40hrs/wk = $2,800; $2,800 x 26wks = annual labor of  ~$73,000  

>Annual Gross Profits, revenues minus labor and minor overhead, is $178K - $73K = GP of $105K.   

>Capital costs would include building the glamping and cabin sites plus each cluster’s shared communal facilities (summer kitchens, showers, composting toilets). Spreading these facility costs among the initial 7 sites, the per site capital costs would run ~$5K/glamping site (x 5 sites = $25K total), plus ~$55K/cabin site (x 2 sites = $110K total) for a 1-time investment of $135K

During the first 5 years, capital investments could be fully paid down through ($135K / 5yrs) 5 annual repayments of $27K
